Is this AC quote fair?

Compare it with published prices, ask for the failed part by name with a photo, and get the price in writing before work starts. A capacitor is usually $80 to $400 installed according to This Old House, and a whole new system is a different conversation from a repair.

The worry: "you need a whole new system"

A common complaint on homeowner forums like Reddit's r/hvacadvice goes like this. The AC stops cooling, a technician comes out, and the answer is a new system for many thousands of dollars. Later someone else replaces a capacitor and it runs fine. Sometimes the first technician was right. Sometimes it was a sales visit.

You can tell the difference with three questions: what part failed, what does that repair cost alone, and can I see it. A technician who is sure about the diagnosis can answer all three. If the answer is "the whole system is shot" with no part named, get a second opinion before you sign anything.

A related one: "your R-410A system can't be repaired anymore." That is false. The EPA's refrigerant rules limit what new systems use. Existing R-410A systems can still be serviced and repaired.

What Cape Coral homeowners keep running into

Read enough local threads on r/CapeCoral, r/fortmyers and r/hvacadvice and the same few stories repeat.

  • A replacement quote in the mid-teens for an ordinary three-bedroom house, followed by a string of neighbors saying they paid a good deal less for something similar. Prices do vary. Still, a gap that size is a reason to get two more quotes.
  • A no-cool call where the technician replaces a capacitor, the system runs again, and the same visit ends with a pitch for a new system. Fixing the capacitor was the repair. The replacement is a separate decision you can make later.
  • A system only seven or eight years old that "every company" says to replace. Ask each one what exactly failed and what the repair alone would cost.
  • Add-ons with big numbers attached, like UV lights sold as the way to save a coil. Ask what problem the add-on solves in your house, and whether the quote works without it.
  • A warranty that covered the part but not the labor, and a bill of several hundred dollars anyway. Manufacturer warranties usually cover parts only. Ask whether the installer includes a labor warranty, for how long, and who registers the equipment.
  • A new install that failed the city or county inspection. Ask who pulls the permit, and hold the final payment until the final inspection passes.

One more thing people point out in those threads: many service technicians are paid partly on commission. That doesn't make them dishonest. It is a reason to ask for the failed part by name and a written price before you agree to anything big.

New central system$5,800 to $14,400, $8,750 averageFixr

National figures, not Cape Coral averages and not our quote. More detail on the AC repair cost page.

The capacitor part itself is $8 to $45, per This Old House, so a quote well above the installed range should come with a reason. Fixr lists R-410A at $12 to $25 a pound; ask how many pounds a recharge uses and where the leak is.

Replacement quotes are harder to compare because each company includes different things. Line them up by tonnage, SEER2 rating, refrigerant, whether the air handler is replaced, the stand or pad, the city permit, disposal of the old unit and who registers the warranty. A quote that is thousands cheaper usually left one of those out.

Red flags

The FTC's home improvement guide lists these warning signs:

  • A door-to-door pitch from someone who says they are "in the area."
  • Pressure to decide right now.
  • A demand to pay everything up front, or cash only.

The FTC also says not to make the final payment until the work is done and you are satisfied. I'd add a price that jumps once the technician is in the attic with no explanation, a maintenance plan sold as the condition for a discount on a repair you were already told was urgent, and a contract with blank lines. Do not sign anything with blanks in it.

Florida rules that protect you

Three business days to cancel a home solicitation sale

Under s. 501.025, a buyer in a home solicitation sale can cancel until midnight of the third business day after signing. It is aimed at sales made in your home by a seller who came to sell, so a repair visit you called for may not qualify. Read the cancellation notice on any contract signed at your kitchen table.

The lien notice over $2,500

Under s. 713.015, a direct residential contract over $2,500 must include Florida's mandatory construction lien notice. It warns that subcontractors and suppliers who are not paid can put a lien on your property even if you paid the contractor in full. If anyone sends you a Notice to Owner, get a written lien release from them before each payment. A replacement is well over the threshold, so expect this notice in the contract.

The license

AC work in Florida needs a state license: look for a number starting with CAC or RA (air conditioning) or CMC or RM (mechanical). Both certified and registered are state licenses. Check that the status is current and active at MyFloridaLicense.com. Our license check guide walks through it.

The permit

Cape Coral requires an A/C Change Out permit when AC units are replaced or duct work is done, and only a licensed contractor or an owner-builder can apply. A replacement quote should say the permit is included.

Price gouging after storms

During a declared state of emergency, Florida's s. 501.160 prohibits prices on goods and services that are grossly out of line with the average in the 30 days before the declaration, unless added costs explain it. The initial declaration covers up to 60 days. Report it to the Florida Attorney General at 1-866-9NO-SCAM (1-866-966-7226).

Questions to ask before you sign

  1. What failed? Can you show me the part or send me a photo?
  2. What is the price for that repair alone, in writing?
  3. Is the diagnostic fee credited if I go ahead?
  4. If it is refrigerant: where is the leak, and is it being repaired or only topped off?
  5. What is your state license number?
  6. For a replacement: was a load calculation done, and is the permit in the price?
  7. What warranty covers the parts and the labor, and is that in writing?

Get a second quote

On anything over a few hundred dollars, a second opinion is normal and costs you a diagnostic fee at most. On a replacement it is the single most useful thing you can do, because companies include different things and price them differently. Our repair or replace guide helps with the bigger decision. You can say no to any quote.

Questions Cape Coral homeowners ask

Is $700 for a capacitor normal?

It is well above the published range. This Old House lists capacitor replacement at $80 to $400 installed, and the part itself at $8 to $45. Ask what else is in the price and get it itemized in writing.

Can I cancel an AC contract I signed at home in Florida?

If it was a home solicitation sale, Florida s. 501.025 lets you cancel until midnight of the third business day after signing. A repair visit you requested may not qualify, so read the cancellation notice in the contract.

My technician says my R-410A system can't be repaired. Is that true?

No. EPA rules limit the refrigerants used in new systems, but existing R-410A systems can still be serviced and repaired. Whether a repair is worth it on an old system is a separate question.

Is $20,000 normal for a new AC in Cape Coral?

It is above Fixr's published range of $5,800 to $14,400 for a new central system. A quote that high should explain what is included, such as ductwork or more than one system. Get a second quote.
